The site currently accommodates the two storey heriage listed Cambridge Hotel fronting Hunter Street with a car park at the rear and two storey brick building fronting Dension Street. The owners of the site were considering a number of re-development options, including mixed use development. The site is currently zoned B4 Mixed Use according to Newcastle Local Environmental Plan 2012 and the Cambridge Hotel is located in a heritage conservation area.
Webber Architects was given the brief to investigate development opportunities which maximize the development potential of the site under the current authority controls. This investigation resulted in documentation which formed part of an expression of interest ‘for sale’
document which was put together by the selling agent.
